Samantha is an experienced escrow officer who began her career in the title industry right after graduating from the University of Texas in 2002. Starting as the receptionist, Samantha caught on quickly and was adeptly closing transactions in less than a year.
Well known for being reliable, professional, knowledgeable, and responsive, Samantha is also extremely personable, thorough, efficient, resourceful and a great team player. With a knack for thinking outside the box, Samantha finds ways to accommodate her clients’ needs so that everyone walks away from the closing table having enjoyed a great experience. She especially enjoys participating in residential purchases and always makes sure that it’s an exciting and positive experience for the home buyer.
Samantha is experienced in a broad range of closings including 1031 exchanges, investors, commercial and residential, builders, refinance, and construction loans. She enjoys new experiences and always appreciates the opportunity to learn something new. When not working, Samantha enjoys spending time with her family, which includes three active young children who love participating in basketball, soccer and flag football. She is passionate about exercising and finds running and boxing to be her two personal favorites. Samantha also enjoys traveling and a trip to Paris, France to relive her time abroad after college teaching adults English is on her future to-do list.

Kat Anderson is a native Austinite who attended The University of Texas – San Antonio to study Interior Design at The School of Architecture. She was introduced to the Title Industry in 2007 and is now a Licensed Escrow Officer.
With over 10 years of experience, Kat has acquired extensive knowledge and expertise in 1031 exchanges, investors, commercial and residential transactions, as well as builders, refinance, construction loans and reverse mortgages. She radiates an upbeat, positive attitude and is always ready to take on even the most complicated transactions. Kat is recognized by her colleagues and clients as being fun and easy to talk to, confident in her abilities and a natural multitasker. Working with first-time homebuyers and assisting them in making one of the most important purchases in their lifetime is the most rewarding aspect of her career.
In her personal life, Kat is a talented musician and artist who enjoys traveling the world. She has explored Thailand, parts of Europe and Central America. She will travel to Peru to hike the Inca Trail to Machu Picchu later this year.

With over 35 years in the title industry, Dawn Neill is an outstanding senior escrow officer who is recognized for her extensive knowledge and professional expertise. Dawn began her career with Chicago Title/American Title where she served for over 22 years. She joined Capital Title eight years ago and serves as Senior VP.
As a native Texan, Dawn has an in-depth understanding of Texas title law. She specializes in both commercial, as well as residential transactions and is highly respected for her quality service, attention to detail and professionalism.




President of Escrow - Austin Region
Shelley Hill has been involved in the title industry for over thirty years, having started in 1977 after attending Stephen F. Austin State University. She specializes in both residential and commercial transactions.
Shelley’s clients appreciate her outgoing nature, her professionalism, and her prompt and efficient response to their needs. She understands the importance of helping everyone make the best impression possible.
Shelley is extremely interested and involved in her community, serving as a Director on the Board of the Dripping Springs Chamber of Commerce for five years and on the Board of the Dr. Pound Pioneer Farmstead Museum for three years, where she chaired their fundraising gala and helped it to achieve the most successful fundraising effort in more than six years.
When not closing transactions Shelley and her husband love spending time at their Hill Country home enjoying the beautiful view and entertaining. She also enjoys spending time with her son and his family, traveling and bicycling.

Joe has been in the title business for 30 plus years. He began his career in El Paso as a Runner and since that time has worked in all facets of the title industry, including Title Policy Writer, Title Examiner, Underwriting and Management. There isn’t a question he can’t answer, a solution that he won’t find, or a transaction for which he won’t “bend over backwards”. His patience, knowledge and high “customer service spirit” has made him the top producer for Capital Title.

Phil Hord has over twenty years of experience closing deals in the title business in both Texas and Tennessee. Phil is known for getting deals done regardless of how complex they may be and has closed thousands of commercial and residential transactions.
Phil grew up in Nashville, Tennessee and graduated with a Finance degree from the University of Tennessee in 1987. He graduated from the Nashville School of Law in 1992 and is a licensed attorney in Tennessee.
Phil began his career in the title business as an appraiser for the Davidson County Tax Assessor. He searched titles in the local courthouses around the middle Tennessee area while attending law school. This experience provided him with valuable fundamental knowledge about title work and helped him develop the skills and instincts necessary to become a great problem solver. Following law school, Phil worked as a sole practitioner and for Hallmark Title closing real estate transactions in the Nashville area before moving to Plano, Texas in 1997.
Since moving to Texas, Phil has worked for several title companies and has gained a wealth of knowledge from each experience. He believes Capital Title of Texas is positioned for limitless success and is the premier title company in the Dallas market. Phil is excited about being part of the Capital Title team and contributing to the company’s ongoing success.
Phil and his wife, Lynn, have been married for 21 years and are active members of Prestonwood Baptish Church. They have one son, Seth, who will attend Plano West this fall. Phil enjoys playing tennis and golf, and is a huge college football fan.


President, Fort Worth Commercial Operations
Joanna is a respected title industry veteran with almost 40 years of experience in Fort Worth. She specializes in closing and underwriting commercial accounts with expertise in all aspects of commercial real estate transactions. She possesses an astute knowledge of the most delicate closings, including REO, corporate bankruptcies, mergers and acquisitions, national acount work-outs and multi-site/multi-state transactions.
Joanna has been recognized with numerous prestigious awards that include: Region 2 “Outstanding Young Title Person” by the Texas Land Title Association (TLTA) and the Life Time Achievement Award from CREW Fort Worth (Commercial Real Estate Women). She is also a two-time President of CREW Fort Worth and a two-time President of the Executive Women’s Golf Association (now known as the LPGA Amateur Golf Association).










Branch Manager/Commercial Escrow Officer
Born in Waco, Texas, Deanna moved to San Antonio in 1994. She says that her more than twenty-year career in the title industry happened quite by accident while looking to make a career change in 2000.
Deanna is extremely well-rounded as a closer. She has gained valuable experience in foreclosure, relocation, new construction, refinance, residential, commercial, lot, short sale and farm and ranch transactions. A problem solver by nature, Deanna’s clients find that she goes above and beyond to insure a smooth transaction. She especially enjoys working with first-time homebuyers and takes extra measures to to ensure that they feel comfortable at their closing. Deanna loves the fact that in the title industry you are constantly learning and she enjoys great satisfaction from teaching new agents and passing that knowledge along.
Deanna has a son who is a recent high school graduate and is attending college locally. In her spare time, she enjoys taking advantage of all that the Texas Hill Country has to offer. Visiting wineries, hiking and catching local bands are always at the top of her To Do List. She is also passionate about animal rescue and volunteers as much as she can. She is passionate about helping others and is involved in her church where she hopes to participate this year in her first mission trip.

Barbara has been in the title industry for over 20 years. She began the first half of her career in Northern California after earning her Marketing degree from Santa Clara University. She started out in business development and eventually found her calling as an Escrow Officer.
Barbara moved to Houston in 2001 and she has been closing everything from residential real estate to large commercial transactions up to $250 Million. Her experience includes closing mobile home parks, large apartment complexes, shopping strips, storage facilities ,a hospital, and most recently the Lone Star brewery in San Antonio. She has worked closely with builders on custom homes as well as large land transactions all over the State of Texas.
Because Barbara started out in business development, her dedication to customer service has always been the basis of her work ethic. Capital Title’s dedicated staff supports her vision to see that all clients are served in a proactive and professional manner. Their core belief is that the key to a smooth and successful transaction is communication. They have an office culture of team work that benefits everyone from the real estate professional to the buyers, sellers, and lenders. Stacy began her successful title insurance career as a receptionist at the very young age of 19. She exhibited such a natural talent for the process that she quickly advanced to escrow assistant and then within five years to escrow officer.
Having handled transactions that range from Residential, Luxury, Commercial, and Builders to Refinances, Stacy’s clients recognize the considerable knowledge and expertise that she has acquired over her career. They are most impressed by the exceptionally high level of personalized concierge service that she provides to them during the course of each transaction. Stacy’s goal is to connect with her clients in such an integral way that she becomes a member of their team, and they come to view her as their personal assistant who guides them through the process to the closing. Born in San Antonio, Stacy moved to the Fair Oaks Ranch area in Boerne where she grew up. She loves the area so much that she has lived there ever since. Stacy has a growing family that now includes a set of twins who keep her busy and whom she adores. With a love for music, Stacy attends as many live concerts as she can. She is also a big Spurs fan, so if they are in town you can count on her to be there to cheer them on!

Drew Kimball began his career in the real estate industry, working as a landman in the oil and gas industry. Looking to put down roots, moving into the title business was a very natural transition for him.
Knowing both sides of the industry allows Drew to help his clients with any issues on their title commitment, and ease the burden of what otherwise could be a stressful time. He derives great satisfaction from the closing of a tough deal.
Drew’s experience runs the full spectrum, from $1,000 lots to multi-million dollars developments. Known for getting the job done and helping his clients reach their goals, Drew possesses a huge drive to help others achieve success.
As a former baseball player himself, Drew is a huge Astros fan and loves baseball in general. His other interest is gardening. Along with his wife, Drew spends a lot of his time tending to his garden, watering, pruning or moving their plants. When Drew isn’t in the garden, he is in the kitchen whipping up something delicious.
Drew also enjoys reading motivational articles and hopes to inspire others as he continues to grow his own career.

Diane’s Commercial Closing experience includes Multifamily Developments, Industrial, Hospitals, Medical Long Term Care Facilities, Retail Shopping Centers and Ranches on transactions from $3,000,000 to $120,000,000 located locally and nationwide.
Diane brings her wealth of knowledge and experience to Capital Title where her customers appreciate her professional service, attention to detail and ability to anticipate and eliminate all obstacles, resulting in a smooth and enjoyable closing for all parties.

Raised in Dallas, Robert attended both Jesuit College Preparatory and Hillcrest High School before earning his Bachelors of Fine Arts in Journalism from the University of Arkansas.
Robert began his career in real estate in 2003 as a commercial real estate broker with Marcus and Millichap. In 2008, Robert moved to Hexter-Fair Title Company where he was a commercial and residential sales manager before getting his escrow officer’s license and joining his father, Bob Blanshard, as a commercial escrow officer.
An amateur photographer, Robert’s photographic eye is focused on racing, but he is known to shoot the occasional baptism, rehearsal dinner, and sunset overlooking the Dallas Arboretum. With dozens of races under his belt at racetracks such as Circuit Gilles Villeneuve, Road Atlanta, and Circuit of the Americas, Robert has been blessed to have attended the prestigious 24 Hours of Le Mans three times in the last five years.
As a recent addition to Capital Title of Texas, Robert is excited about the new possibilities as well as the potential to grow his business while continuing to offer his current clients the same exceptional support and service they’ve come to expect. It’s not something everyone gets to do: go to work every day with your father, and love what you’re doing.


Executive VP/Commercial Escrow Officer/Attorney
For over 37 years, Bob Blanshard has been working in the title insurance industry, closing commercial real estate transactions. “I really am lucky to be in a profession that I truly enjoy” says Bob. “Sadly, I know many people who are not happy in their profession, and I recognize that I am one of the fortunate few who is.”
Bob grew up in northeast Arkansas, and, after receiving his Bachelor of Science in Business Administration from the University of Arkansas, he served as an instructor pilot for four years while on active duty in the U.S. Air Force. Upon his discharge from active duty, he joined the Arkansas Air National Guard and returned to the University obtaining his law degree while working full time as a mortgage loan officer.
Bob’s first job in the title insurance industry was working as an examiner for a national title insurance underwriter. His business acumen was recognized and thus began his career closing commercial transactions. He enjoys the work leading up to a real estate closing and is happiest when he is able to provide the best service for his clients. As a military pilot for 28 years, he likes to find that “smooth air” ensuring that the closings have no surprises and everyone walks away satisfied.
After his five years of active duty service in the Air Force, Bob flew in the Air National Guard with pride and distinction for another 23 years. He served in both Desert Shield and Desert Storm where he was awarded the Bronze Star Medal. When not working he enjoys playing golf and traveling with his wife, MaryCook.
A proven industry leader coupled with a long standing commitment of exemplary service, Bob is a new and welcome member of the Capital Title of Texas family serving as an Executive VP and Escrow Officer. Viktoriya was born in Minsk, Belarus and moved to Texas where she has resided with her family since 1994. Viktoriya speaks fluent Russian and finds it most beneficial when communicating with her parents. Family is the foundation to which Viktoriya found her pathway to success in creating meaningful relationships. Her father has been such a mentor to her & her brother Daniel, 12 years younger and is one of her favorite people to spend time with. When she is not at work, Viktoriya enjoys cooking, spending time with her family, friends, movies and going to events.
Viktorya attended Southern Methodist University where she earned a double major in Corporate Communications and Advertising. Viktoriya has previous experience in the Public Relations industry. She has the ability to build highly valuable relationships & connect with diverse groups of people, creating everlasting partnerships. Her work ethic is proven by her ability to deliver the strongest possible value for clients and in making sure that the company's ideals are always at the forefront.

Allen Shindler has been working in the title insurance industry since the late 1980’s. His interest in the real estate industry started at an early age as his father began his own Houston brokerage and development company in 1957. He pursued these interests further after his college graduation from the University of Texas in 1981. He began work in construction and development before joining the title industry, where he gained experience in various aspects of the title insurance industry from business development to corporate facilities management and eventually earned his way into executive management positions.
As a principal in American International Real Estate, Mr. Shindler has been very active in the identification, evaluation and acquisition of commercial real estate assets including retail, apartments, manufactured housing communities, mini-storage and bank notes.
Mr. Shindler was a founding member and Chairman of the Board of Alliant National Title; a fast growing regional underwriter for several years. He has been a board member for the Texas Land Title Association (TLTA) and served on various committees for them. He actively participates in legislative issues relative to the title industry, demonstrating his commitment and willingness to be personally involved with industry concerns. Additionally, Mr. Shindler has served as a board member for Title Data, Inc. and was a founding board member of the AmeriPoint Foundation, a foundation created to support causes that benefit women and children across Texas. He is also currently serving on the board of Texas Center for the Missing, coordinator of the Houston Regional Amber Alert, a nonprofit organization dedicated to child safety education and to offering help, and hope, to the missing and their families. He has been an active member of River Oaks Country Club since 1979, a member of Memorial Drive Presbyterian Church, and has coached Little League sports for 27 years in Houston, Texas, where he resides with his wife, Mary, and their three children, Will, Mary Catherine and Dillon. When out of the office, Mr. Shindler is very active in real estate investing, cattle ranching, and enjoys hunting, fishing and golf.

Caroline Shaddock grew up around the real estate industry and because of that exposure, possesses an innate entrepreneurial spirit, and personally demonstrates the family-business culture for which Shaddock Companies people are well-known. Caroline is currently living in the Dallas area near her family.
Caroline was born and raised in Plano where she participated in dance and soccer and was a member of the National Honors Society and National Charity League. She graduated from Southern Methodist University in 2012 with a Bachelor of Science in Economics with Financial Applications and a Minor in Psychology. At SMU she participated in Theta Sorority and CASA. After college, Caroline worked at Willow Bend Mortgage, Shaddock Homes Design Center, and Shaddock Development.
What Caroline values: building relationships, her current role in the company, volunteering in the community, organizing support efforts, and collecting donations for local needs. What she most enjoys is working with clients, exploring the exciting world of real estate business, and making deals!
