Monica Middleton is a proud second generation Austinite and graduate of the University of Texas. As a title officer, Monica brings 20 years of experience in the industry to every transaction. It is safe to say she has seen it all and has knowledge about all kinds of transactions - everything from raw land deals to billboard signs.

Monica’s life outside of work is quite busy as she tries to keep up with her husband, who is an extreme sport participant, and her three lovely boys, who eat, sleep and breathe everything sports. She is very blessed to have such a loving family with whom she spends as much time as possible.
Shelley Hill has been involved in the title industry for over thirty years, having started in 1977 after attending Stephen F. Austin State University. She specializes in both residential and commercial transactions.
Shelley’s clients appreciate her outgoing nature, her professionalism, and her prompt and efficient response to their needs. She understands the importance of helping everyone make the best impression possible.
Shelley is extremely interested and involved in her community, serving as a Director on the Board of the Dripping Springs Chamber of Commerce for five years and on the Board of the Dr. Pound Pioneer Farmstead Museum for three years, where she chaired their fundraising gala and helped it to achieve the most successful fundraising effort in more than six years.
When not closing transactions Shelley and her husband love spending time at their Hill Country home enjoying the beautiful view and entertaining. She also enjoys spending time with her son and his family, traveling and bicycling.
Samantha is an experienced escrow officer who began her career in the title industry right after graduating from the University of Texas in 2002. Starting as the receptionist, Samantha caught on quickly and was adeptly closing transactions in less than a year.
Well known for being reliable, professional, knowledgeable, and responsive, Samantha is also extremely personable, thorough, efficient, resourceful and a great team player. With a knack for thinking outside the box, Samantha finds ways to accommodate her clients’ needs so that everyone walks away from the closing table having enjoyed a great experience. She especially enjoys participating in residential purchases and always makes sure that it’s an exciting and positive experience for the home buyer.
Samantha is experienced in a broad range of closings including 1031 exchanges, investors, commercial and residential, builders, refinance, and construction loans. When not working, Samantha enjoys spending time with her family, which includes three active young children who love participating in basketball, soccer and flag football. The title business is in Kay Milligan’s blood. Kay is a third generation Texas title employee – her father and grandfather owned title companies in the Texas Panhandle, in Carson and Hutchinson counties. She has abstracted, examined and been a licensed Escrow Officer for 25 years.
In addition to growing up in the business, Kay has managed title companies for 2 of the nation’s largest homebuilders. She has closed everything from multi-million dollar, multi-county transactions to plain old lot sales.
Kay also spent many years as a Real Estate Broker. She has a unique ability to be pro-active and forward-thinking regarding real estate transactions. She sincerely cares about the work product she produces and the people she works with and for, her clients.
Kay and her husband, Terry, have lived in Georgetown for over twenty years. They have three wonderful children, two grandchildren and a large extended family that keeps them busy in their leisure time.
As a veteran of eighteen years in the title industry, Sarah is known as a great communicator. She is recognized for her ability to put her clients at ease and diffuse even the most stressful of situations. Sarah tailors her service to the needs of her client and works equally well with Realtors, Buyers or Sellers. Her strong suites are her calm and professional demeanor and the care she takes to provide the best possible service in every transaction.
Sarah grew up in Wilmington, NC and moved to Austin, Texas in 1998. She enjoys spending quality time outdoors with her daughter and husband either hiking, traveling or visiting parks and farmer’s markets. Exercise is also an extremely important part of Sarah’s regular routine.
A second generation title employee, Brandi called Burnet, TX home during her adolescent and teenager years. As fate would have it, her mother worked in the industry as an Escrow Officer, which allowed Brandi to be taught the industry ropes from the inside out, day in and day out, for the first 17 years of her life. Shortly after graduating from High School, Brandi made the move to Austin to begin not only college, but what has turned out to be an extremely successful 24+ year career. She has worked in title production, training/onboarding and compliance departments. Additionally, four decades in the industry has humbly enabled Brandi to amass an immense amount of invaluable contacts and resources, the ability to think and act quickly on her feet, and the confidence to be the “calm in the storm” in the face of adversity during a transaction.
Brandi is considered to be an industry “expert” in both residential and commercial real estate respectively, where she has closed over $1,000,000,000 worth of real estate throughout her time as an Escrow Officer. Despite all of her success and accomplishments, Brandi recognizes that her formula of success revolves around her passion to “champion” customer service, operational excellence, and relationship building – three philosophies that are not only preached but practiced by her to this day. Throughout her tenured career, she has repeatedly shown the innate ability to build and foster a culture of excellence, trust, and “family” throughout her team, which has also enabled her to build a strong, loyal book of business across the state. She carries an infectious, dynamic personality with her at all times, and is as genuine and down to earth as they come – what you see is what you get!
Brandi is unique in that she is adaptable to her clients and the ever changing business trends of the real estate industry. Her dedication to her clients starts before a transaction is consummated and extends well after the closing. She understands her clients’ industries, anticipates their needs, and has a “do whatever it takes” approach to deliver an accurate and timely transaction to all parties involved. During downtime away from the office, Brandi cherishes the moments when she works in her garden at home and is able to play with, and watch, her two boys and husband practice and compete in their respective sports.
Kristy Smallwood grew up in Corsicana and began her career in 1994, just after graduating from Sam Houston State University with a BA in English/Communications, when she accepted a position at a mortgage company where she worked on the post-closing side of the transaction. The knowledge she gained in this position led her to her first job in the title industry in Tyler, Texas in 1996.
Kristy has been licensed as an escrow officer since 2000 and completed TLTA School in March, 2001. She is experienced in all areas of title including residential sales, refinances, land sales and commercial transactions, and is especially knowledge on transactions where a deceased person is in title. Kristy is recognized for her friendliness and responsiveness before and during closings. She loves helping people through the process of buying or selling a home.
When not working, Kristy loves spending time with her family and she is active in Hill Country Bible Church in Leander. She is also an avid sports fan for her son, who plays football and baseball. Kristy loves reading, and playing Dominoes with friends and she is a big college football fan - specifically of the Texas Longhorns!
Sandy was born in New York and moved to Texas in 1974. She spent her early years as a military brat which actually was a blessing as it taught her to adapt and make friends easily.
In 1983, Sandy got her first job in the title business typing commitments and policies and eventually worked her way into escrow. Sandy also worked in the mortgage business for a period of time as a funder and then soon returned to the title business.
Sandy is always focused on what is best for the client. She will always go above and beyond in order to make the transactions go as smooth as possible for everyone involved. Her dedication and experience in both title and mortgage are invaluable to her clients.
Sandy has two children, a high schooler, Justin, and her daughter, Jennifer. Sandy’s daughter is currently her assistant and is an awesome asset to Sandy’s team. Sandy is also the proud grandmother of three wonderful grandchildren.
Tracy began her career in the title industry in 2006. Her previous career experience in banking equipped Tracy with extensive knowledge of the lending industry, a fundamental component of the closing process. Tracy considers customer service to be her #1 priority and she prides herself in delivering accurate and timely transactions. She believes in creating strong partnerships with her customers and is eager to provide hands on service at all times.
Originally from Virginia, Tracy made her way to Texas in 1990. She finally settled down in Prairie Lea, Texas in 2001 where she met her husband and currently resides.
In her spare time, Tracy enjoys camping, boating/fishing, going to the beach, and spending family time with her husband and two sons.
Starting as an escrow assistant in 1992 and working her way up to escrow officer, Devona has acquired a thorough knowledge of what can at times be a very complicated title insurance industry. Her customers appreciate her calm, kind and friendly demeanor and they recognize that she genuinely cares about them and their needs and is willing to go to any lengths necessary to solve whatever closing challenges might appear in the course of their transaction.
Devona enjoys meeting new people and is delighted to participate in something that brings them so much joy. She especially loves watching the pride that lights up buyers’ faces as they close on their first home. While Devona is experienced in all types of real estate transactions, she is especially proficient in Residential, Investment Properties and Refinances.
Camping is one of Devona’s favorite hobbies so when she’s not working she can usually be found at a campsite somewhere enjoying the great outdoors with her husband.
Kelley is a widely respected escrow officer who has formed very close relationships in the many years she has worked in the title community. She is proud to be part of an industry through which she is able to help people achieve their dreams by orchestrating their closings. She sincerely cares about every individual involved in each transaction and recognizes the significance of the emotional element when buying or selling a home or business.
Kelley’s clients find her to be calm and genuine and deeply appreciate her willingness to “go above and beyond the call of duty”. On many occasions she has been personally recognized for her efforts; whether it be going to the hospital at 10:00 p.m. to get signatures from a nurse who works the night shift, or doing extensive detective work in order to clear complicated title issues. Kelley has a wonderful daughter and stepson and has been married to her husband, Keith, since 1999. She is extremely proud of her ability to juggle both a family and a career while giving them each the attention they need and deserve.
Kat Anderson is a native Austinite who attended The University of Texas – San Antonio to study Interior Design at The School of Architecture. She was introduced to the Title Industry in 2007 and is now a Licensed Escrow Officer.
With over 10 years of experience, Kat has acquired extensive knowledge and expertise in 1031 exchanges, investors, commercial and residential transactions, as well as builders, refinance, construction loans and reverse mortgages. She radiates an upbeat, positive attitude and is always ready to take on even the most complicated transactions. Kat is recognized by her colleagues and clients as being fun and easy to talk to, confident in her abilities and a natural multitasker. Working with first-time homebuyers and assisting them in making one of the most important purchases in their lifetime is the most rewarding aspect of her career.
In her personal life, Kat is a talented musician and artist who enjoys traveling the world. She has explored Thailand, parts of Europe and Central America. She will travel to Peru to hike the Inca Trail to Machu Picchu later this year.
Phyllis is a veteran closer with more than 36 years of experience in the title industry and has been with Capital Title since 2016. After graduating from the University of Texas in 1981 with a Bachelors of Business Administration she started her career as an escrow assistant, until 1997 when she became an escrow officer.
Phyllis was born in Austin and raised in Gonzales, Texas. She has been a resident of Austin since 1979. Phyllis feels that being brought up in a small community is one of the reasons she enjoys interacting with people at the closing table, where she always strives to make people feel at home.

In her spare time Phyllis enjoys spending time with her husband of 32 years, two daughters and three grandchildren. When time permits she also enjoys working on scrapbooking projects and attending retreats for those projects
A native Texan, Mindee was born and raised in Round Rock. She is a title industry veteran of more than thirteen years. Mindee is well-respected and known for her friendly manner, great customer service and comfortable rapport with her clients. She is extremely detail-oriented and creative and is especially recognized for her professional ability to clear complicated curative work which always results in a smooth closing.
When not working Mindee can almost always be found either spending time with her three children, and spending time with family.
For Connie Lincoln, title insurance is a family affair. She was introduced to the industry over 36 years ago by her sister-in-law. Connie learned from her mentor early on that, “no is never the answer” so don’t try to tell her that something can’t be done. She is devoted to always finding a way to get the deal done for her clients.
Describing herself as a “people person” Connie loves meeting and working with new people and is known for her commitment to service and prompt responses. She prides herself on finding the answers to their questions and always providing correct information to her clients.
While Connie can close any kind of transaction, her specialty is working with builders and developers. Helping her clients purchase their first or biggest home brings her great satisfaction and she feels honored to be part of the occasion.
Connie lives in Buchanan Dam in a lovely home on the lake where she enjoys gardening, working in her yard, and spending time with her grandchildren.
Michelle learned the title insurance business from the bottom up by starting as a receptionist in a fee office. She had an aptitude for the business, learned quickly and rapidly advanced to Escrow Officer.
Michelle and her team are widely known for their speedy and excellent customer service. Every transaction is special to them. Their goal is to give every customer that comes through the doors the same excellent service every time, no matter what title issues they may have.
Solving curative issues is where Michelle shines. She is most passionate about customer service and enjoys the human element of the closing process. Michelle is a Texas girl who graduated from Texas State University with a degree in Psychology and a minor in Sociology.
With a background in dance, Michelle has enjoyed performing ever since she was three years old. Now dance is just a hobby for her but she appreciates all that it has taught her, both about life as well as being a professional. Michelle’s other passion is her family and she loves spending as much time with her husband and two boys as possible.
Tanya grew up in Houston and relocated to central Texas in 1992. She has been a proud Georgetown resident since 2000. Tanya enjoyed a successful 15 year career in retail sales and merchandising before entering the real estate industry in 2003. She has enjoyed wearing many hats in the real estate industry from Escrow Officer to Texas Realtor and Reverse Mortgage Claims Specialist.
Tanya is equipped to close all types of transaction but specifically enjoys resale transactions from the first-time home buyers to retirement and second home purchasers. Tanya is also well versed in construction loans, new builds and refinances.
Customer service is Tanya’s number one priority. Ryan began her career in the title insurance industry in 2002, right after graduating from UNT in Denton with a degree in Sociology. She moved to Austin in 2010 and currently resides in Round Rock.
Ryan is dedicated to her clients and is known for building strong relationships with them during the course of a transaction. She is devoted to helping them in every way she can and is recognized professionally for her ability to solve any obstacles to closing that might come up. Ryan is excited by learning new things and enjoys Continuing Education.
When not working, Ryan loves spending time with her husband and two children. The family is usually either busy with sports or at home enjoying their pets.
Starting out in the title industry, Amber Townsley was immediately attracted to the fast-paced nature of the business. She loves that each new transaction comes with a different set of challenges and thrives in an environment that provides constant opportunity to learn and grow.

Amber received her Bachelor of Science degree, with a focus on both psychology and sociology, from Texas State University. She has also obtained an Associate degree in Psychology from Austin Community College.
Amber loves to travel and appreciates the new perspective she gains every time she visits a new place. When home you can find her working in her garden or spending time with her husband and her 2 dogs. She also enjoys cycling, hiking, and getting together with friends for a good meal.
